Our team can typically issue term sheets and preapprovals the same day once your file is complete. Property valuations using our hybrid process generally require 3 to 5 business days. Final closings often occur in as few as 10 days after we receive clear title and all remaining documentation.

What credit and entity requirements apply?

Borrowers must have a minimum credit score of 600 and apply through a business entity such as an LLC or corporation. We are not able to lend to individuals. A complete file includes your credit report, background check, purchase agreement, EIN letter, certificate of good standing, recent bank statements, and government-issued ID.

What leverage and rates should I expect?

Our loan programs start at 8.99% with funding available up to $2.5M. Leverage varies by strategy. Fix-and-flip loans can go up to 92.5% LTC and 75% ARV LTV. New construction projects may receive up to 85% LTC and 75% ARV LTV. Bridge loans are available up to 80% LTC and 75% ARV LTV. DSCR loans can reach 75% LTC and 80% ARV LTV.
