What is required to apply for Unitas loan?
To apply for a loan with Unitas Funding, you must:
- Apply through a business entity (we do not lend to individuals)
- Be planning to use the loan for a real estate investment or business purpose—not personal or consumer use
- Provide basic documentation, including but not limited to:
- Credit Report
- Background Check
- Purchase and Sale Agreement
- EIN Letter
- Certificate of Good Standing
- Bank Statements
- Government-issued ID
Do I need good credit to be approved?
Unitas originates business-purpose loans made to creditworthy, professional investors who acquire and rehabilitate residential properties throughout the U.S. A credit score will be determined by using the borrower’s (or borrowers’) median FICO as indicated by a tri-merge credit report (if only two scores are returned, the lower of the two will be used) as the representative score. Representative scores below 600 will be ineligible for financing.

Do you provide funding in my state or city?
Unitas Funding is a nationwide direct lender - but there are a few exceptions:
- We do not lend in:
- Alaska (AK), Arizona (AZ), Minnesota (MN), Nevada (NV), North Dakota (ND), Oregon (OR), South Dakota (SD), Utah (UT), and Vermont (VT)
- The cities of Baltimore, Chicago and Detroit
- In the following states, we only accept applications through licenses brokers (we do not lend directly to investors in these states):
- Nevada (NV), Washington (WA), Oregon (OR), and Utah (UT)
