What is required to apply for Unitas loan? (I would add a graph here or checklist)

To apply for a loan with Unitas Funding, you must:

  • Apply through a business entity (we do not lend to individuals)
  • Use the loan for a real estate investment or business purpose—not personal or consumer use
  • Provide basic documentation, including but not limited to:
    • Credit Report
    • Background Check
    • Purchase and Sale Agreement
    • EIN Letter
    • Certificate of Good Standing
    • Bank Statements
    • Government-issued ID
Do I need good credit to be approved?

Unitas originates business purpose loans made to credit worthy, professional investors that acquire and rehabilitate residential properties throughout the US. Credit Score will be determined by using the borrower(s) median FICO as indicated by a tri-merge credit report (if only two (2) scores are returned, the lower of the 2 will be used) as the representative score. Representative scores below 600 will be ineligible for financing.

Do you fund first-time real estate investors?

Is income verification required for investment loans?

No, our loans are based on your down payments and various forms of liquidity verification.

How long does the approval process take?

Pre-approvals and term-sheets can be as fast as the same day. Final approvals typically are dependent upon how fast we can obtain clear title and property valuation. Our hybrid property valuations can take as little as 3-5 business days.

Do you provide funding in my state or city?

Unitas Funding is a nationwide direct lender - but there are a few exceptions:

  • We do not lend in:
    • Alaska (AK), Arizona (AZ), Minnesota (MN), South Dakota (SD), North Dakota (ND)
    • The cities of Baltimore, Chicago and Detroit
  • In the following states, we only accept applications through licenses brokers (we do not lend directly to investors in these states):
    • Nevada (NV), Washington (WA), Oregon (OR), Utah (UT)
